The office building nearby Munich is the first to transfer the concept of the external circulation, which was pivotal for both 0019 Kölner Brett and 0113 Brunnenstrasse 9, to a larger scale and builds on several conceptual studies carried out in the process (0169 Karl-Hammerschmidt-Strasse). With the decision to switch the program from a boardinghouse as it was planned in the beginning to a building for commercial use only, the concept with two slim buildings connected via a joint external circulation was no more appropriate, as the rentable units required a bigger size and a more flexible subdivision. The two volumes were merged again into one big volume, while the concept of circumferential balconies and an external circulation was kept, allowing for interior spaces completely free of internal circulation, apart from the elevators. The spacious walkways are moved away from the facade to allow light to flow in between and lighten the interior spaces. The landings, that give access to the units, are widened in some places to create generous outdoor spaces allowing for multifaceted use. The elevator and sanitary cores are located at the transitions of the fire protection areas, so that continuous floorplans offer maximum flexibility of use of the interior. The slightly elevated basement level, which holds the garage, allows for equal treatment of all the office floors above, all of which are accessed and extended by the exterior circulation structure. With its publicly accessible roof terrace and semi-public access areas, the building offers more usable space for everyone than the existing property could provide if left undeveloped.
